Dubai has revised the eligibility criteria for the two-year residency visa for property investors, introducing new rules that expand access for real estate investors while maintaining financial compliance requirements.
The updated regulations apply to property-linked residence permits issued through Dubai’s real estate investment framework. The changes are expected to benefit individual buyers, joint property owners, and long-term investors looking to secure UAE residency through property ownership.
The revised conditions were recently published through Cube Centre, a Dubai Land Department-affiliated service entity that supports real estate investors and residency-related applications.
Key Changes to Dubai’s Property Investor Visa Rules
One of the biggest updates is the removal of the earlier minimum property value requirement of Dh750,000 for sole property owners applying for the two-year investor residence visa.
Under the revised framework:
- Individual investors can apply without the previous Dh750,000 minimum property valuation requirement, provided the property is fully owned by a single applicant.
- For jointly owned properties, each investor must hold a property share valued at a minimum of AED400,000 to qualify for the residency visa.
- The updated structure applies even if the property is owned equally by multiple owners.

Documents Required for a Property Investor Residency Visa in Dubai
Applicants applying for a UAE residence permit through property investment must submit the following required documents:
- Title deed for a property located in Dubai (other emirates and DIFCA are not accepted).
- Valid passport copy with more than six months validity
- Emirates ID copy
- High-quality digital passport-size photograph meeting ICP specifications
Note: Applicants must submit a personal photograph that complies with the image specifications issued by the Federal Authority for Identity, Citizenship, Customs & Port Security (ICP).
- Valid UAE health insurance from any insurance company in the UAE
- Certificate of Good Conduct issued by Dubai Police and addressed to the Dubai Land Department.
- National ID documents for applicants from Iran, Pakistan, Iraq, Libya, and Afghanistan
- Matching the applicant name across the passport and title deed documentation
Authorities have also confirmed that medical insurance remains mandatory for all residency visa applications connected to property investment.
Eligible investors may also sponsor family members under the residence visa category, subject to applicable immigration requirements.

Additional Requirements for Mortgaged or Instalment-Based Properties
Property investors with mortgaged units or properties purchased through payment plans must provide additional supporting documents during the application process.
This includes:
- A No Objection Certificate (NOC) from the bank or developer
- Confirmation of the total amount paid
- Details of the outstanding balance
- Formal mortgage statement documentation
For completed properties that are no longer under construction, investors must additionally provide proof showing that at least 50 per cent of the property value — or a minimum of Dh375,000 — has already been paid.
